I wanted to share with you the amenities & features as they relate to the Country Club of the South, along with their fees and closing information for 2025 in hopes to eliminate any questions that you or your clients may have regarding our community.
Country Club of the South is a premier golf community located in North Fulton County within the city of Johns Creek. Our community consists of 735 updated and distinctive homes and a small handful of lots for sale as well. We have a unique atmosphere nestled along the Chattahoochee River as well as 14 acres of common area, 200 acres of trees and 35 acres of wetlands.
CCS has an onsite property management staff that manages the community. The staff consists of Stephanie Fain, General Manager, Gregg Barber, Operations Manager and Kathy Driscoll, Office Manager in addition to 2 full time maintenance staff members. We have a 24/7 Safety Team on site as well as our Director of Safety,Dwayne Maduro.

Assessment monies take care of common area maintenance, roads and infrastructure, 24/7 manned gates, safety staff, HOA staff salaries and amenities to include 5 tennis courts, 4 pickleball courts, 1 Jr. olympic pool,1 zero entry kiddie splash area, 2 playgrounds, 2 basketball courts and our beautiful Rec Center.
*The CCS Country Club Golf Club is NOT part of CCS HOA and membership is NOT mandatory to live in the community.

Items to note:
Our Rec Center Campus was built in Dec 2019. Our amenities include a new Jr Olympic Pool, Slide, Kiddie Splash Area,new Playground, new BB Court and our beautiful Clubhouse that will hold 100 people.
There is No Signage allowed on the common properties or the home / lot sites.
There are no special assessments anticipated.
There is no pending litigation.

Odd Restrictions in CCS: The CCS Covenants do not allow motorcycles to be ridden within the community. If homes are in the Atlanta River Corridor ( 2000 feet from the Chattahoochee River ) please alert your intended buyer.
Once your client has a date to close on the property please call our office @770-998-0131 to set up a Welcome Orientation to take place immediately after closing. We will require a driver's license of the owner(s) and a copy of the dually signed Settlement Statement to prove ownership. Should new residents come to the gates without having their orientation completed they will be denied access and instructed to meet with the HOA. During the orientation new homeowners will have the ability to purchase transponders to gain access to the community and receive their resident pool cards..
